For Landlords

  • Prepare the Property

    Do structural repairs, de-personalize and de-clutter the space. Clean the property thoroughly, spruce up the landscaping and paint the walls if required. Also, ensure your peril insurance is up-to-date, and that you have a spare set of keys.

  • Know Your Rights

    Be aware of the laws governing the rental of properties. Also, ensure that you have a written lease agreement outlining carefully what each parties rights and obligations are. Ensure the property is inspected before signing the lease agreement, and that the document accurately reflects all agreements between you and the tenant. Retain an attorney where necessary.

  • Be a Good Landlord

    Communicate clearly and proactively with your tenant. Be cordial and document all relevant information and discussions.

  • Inspect the Property

    Periodically inspect the property, and conduct proactive maintenance. Also, conduct an initial and a final inspection with the tenant.

For Tenants

  • Know Your Rights

    Always pay your rent on time, and do not modify or repair the property without consent. Also, allow periodic inspections, this will prevent issues later.

  • Be a Good Tenant

    Be cordial with your landlord and the neighbours. Ensure you proactively and clearly communicate all relevant information. Wherever possible, communicate in writing.

  • Leave on a Good Note

    Always try to leave on a good note. Photograph the property before you leave, and do a final inspection with the landlord.
